The concept of an exit strategy was foreign to me early in my property journey. My initial, passive strategy was simple: acquire several properties, let them grow over time, sell as needed to pay off debt, and live off the rental income.
The goal was to build an asset base that grows with time while maintaining consistent debt levels, allowing properties to pay themselves off without dipping into my pocket. As the portfolio doubles and triples with time, I can start selling to reduce debt and generate passive income.
I've focused on capital growth, knowing it's key to creating wealth. I wasn't worried about topping up $300-$500 monthly to keep the property, as I implemented safety buffers for tough times like rising interest rates.

Before going to auction, do your homework on comparable past sales. Know the property's value and set a maximum price you're willing to pay. If the auction goes above your limit, the property wasn't for you—don't let emotions or the fast pace sway you.
Have a bidding strategy to instill doubt in opposing bidders. Make them think you have no budget and will buy at any cost. Start the auction with confidence by placing the first bid, showing you're serious and prepared.
Bid strongly and counter offers immediately.
When I’m bidding at auctions, I adopt the machine gun tactic - I look at the other bidders in the eye and bid loudly to shake their confidence and more importantly place another bid straight after theirs.
This psychological tactic works, but remember to always stick to your pre-defined maximum price, which is informed from scientific data information and analytics.

How do you select the right asset and avoid buyer’s regret? Start with three key fundamentals:
Location: Look for proven performance from historical data and emerging market trends. Assess macro and micro demand and supply metrics, and identify the best street in the neighborhood.
Owner Occupier Appeal: Buy properties that attract owner-occupiers, who buy with emotion and drive prices up, unlike investors who focus on financial returns.
Scarcity and Value Offering: Choose properties that stand out and have potential for added value, like converting a 2-bedroom into a 3-bedroom or modernizing a well-structured, aged property.

Lower socioeconomic areas often have poorer growth track records, which seems to contradict the "Location, Location, Location" motto. However, these areas can offer substantial capital growth due to affordability and lower price points.
These markets typically grow because they are more affordable and attract a wider demographic. People spill over from more expensive suburbs, increasing purchasing power and demand.
These markets require caution and careful data analysis. Personally, I've invested in such areas despite skepticism and stigmatism.
For example, my properties in Shepparton, VIC, purchased for $169,000 in 2020, now sit in the mid $400s, and in Armadale, WA, bought for $240,000 in 2022, now sit in the high $400s.

There's a lot of chatter about why not to purchase an apartment for your property portfolio. Interestingly, my first property purchase was an apartment, despite common advice against it.
An ideal apartment search should include:
Boutique: 10-15 apartments in a block, the less the better, on a quiet street in a prime location, either inner city or near coastal living.
Scarcity and location: Ensure the area has strong demand for apartment living.
Buyer demographics: Make sure the target demographic wants to live there.
Key metrics I looked for were:
Good natural sunlight (north-facing)
Usable outdoor courtyard space
Renovation potential
No lift, gym, or pool to avoid high strata fees.These public spaces definitely are nice to have and nice to use, but when things go wrong, the cost of repair and ongoing maintenance gets passed on to the owners via strata levy fees.
Prime location with future growth potential based on council and government plans.

The House and Land Package: Dream House or Investment Dud?
Many property investment specialists advise against H&L packages, viewing them as inferior investments compared to homes in established neighborhoods.
The vast, expandable land estates fail to create the demand-supply imbalance needed for strong price growth due to the constant supply and availability of land.
However, I want to share a story with you, my story - I went against this advice and invested in a house and land package at the Pakenham Ascot Racecourse redevelopment in 2017. The reasons were:
Prime location within an established town center and existing rail line.
Scarcity of land releases due to the limited development footprint. The development was restricted to the size of the existing racecourse which was surrounded by established houses.
Guaranteed price increases at each staged land release.
I purchased land within Stage 2 of a limited 14 Stage release. Each 14 stages were increased at $15 - $20k increments.

Should I wait for the market to get better or for interest rates to fall? This question comes up in every property conversation. The truth is, there's no perfect time to enter the market - Yesterday was the best time, today is the right time. Prices vary, and there's always market fluctuation at all price points.
The key factors for confidently entering the market are your unique journey and risk appetite. Basic economics shows that high demand drives prices up. When there are fewer properties available, and demand is still high, more people place offers, creating competition and driving prices up.
My advice: buy when banks are lending, when you have the financial capacity with proper buffers, and when scientific data and sentiment indicates the right market signs.

To maximize renovation value, here's a strategy I've personally implemented across my property tool kit:

When buying mid-1980s houses, I often find disjointed living spaces. By redesigning the floor plan, I add value and optimize today's living. This change enhances the flow and appeal of the house to suit our modern living.
For example, in a recent Perth purchase, I’m converting one of two living spaces into a master bedroom with an ensuite and opening up the kitchen and dining area. This transforms a 3-bed, 1-bath house into a 4-bed, 2-bath property, increasing its value typically by $200k-$300k, far more than the renovation cost.

Manufacturing rental yield is essential for property as a growth asset. Focusing solely on capital growth, neglects cash flow, making it expensive to hold the property.When prospecting deals, I think beyond optimizing floor plans or adding rooms. Some properties have the right block size, access, and orientation to add an additional dwelling such as a granny flat. This can exponentially increase rental income.
If done well, including integrated landscaping, you can generate typically a rental uplift of $500-$700 per week from the second property

Growth, cash flow, and yield in one property—fantasy or reality? The simple answer is yes, but with caution.
The "Triple Unicorn Property" is the ultimate goal for investors.
Many investors now focus on cash flow due to rising interest rates and widening gaps between income and expenses. My strategy is to buy in historically consistent growth location and purchase the worst property in the best location.
By adding value through revised floor plans or a granny flat, rental income and yield can typically double ie 3% - 6%. This creative approach ensures you don't sacrifice growth for yield.
Remember, wealth comes from compounding capital growth, not just cash flow.
