Most people getting into property follow trends, buying at market peaks and listening to too much advice, which leads to the so called analysis paralysis moment. They try to build their portfolio overnight, which is a mistake.

With a $500k budget, buy in the best location you can now. With a $1 million budget, do the same. Buy properties where you can add value, even if they need some work, rather than in locations that have peaked.

How do you select the right asset and avoid buyer’s regret? Start with three key fundamentals:

Location: Look for proven performance from historical data and emerging market trends. Assess macro and micro demand and supply metrics, and identify the best street in the neighborhood.

Owner Occupier Appeal: Buy properties that attract owner-occupiers, who buy with emotion and drive prices up, unlike investors who focus on financial returns.

Scarcity and Value Offering: Choose properties that stand out and have potential for added value, like converting a 2-bedroom into a 3-bedroom or modernizing a well-structured, aged property.

Auction Buying

Before going to auction, do your homework on comparable past sales. Know the property's value and set a maximum price you're willing to pay. If the auction goes above your limit, the property wasn't for you—don't let emotions or the fast pace sway you.

Have a bidding strategy to instill doubt in opposing bidders. Make them think you have no budget and will buy at any cost. Start the auction with confidence by placing the first bid, showing you're serious and prepared.

Bid strongly and counter offers immediately. 

When I’m bidding at auctions, I adopt the machine gun tactic - I look at the other bidders in the eye and bid loudly to shake their confidence and more importantly place another bid straight after theirs. 

This psychological tactic works, but remember to always stick to your pre-defined maximum price, which is informed from scientific data information and analytics.

The Exit Strategy

The concept of an exit strategy was foreign to me early in my property journey. My initial, passive strategy was simple: acquire several properties, let them grow over time, sell as needed to pay off debt, and live off the rental income.

The goal was to build an asset base that grows with time while maintaining consistent debt levels, allowing properties to pay themselves off without dipping into my pocket. As the portfolio doubles and triples with time, I can start selling to reduce debt and generate passive income.

I've focused on capital growth, knowing it's key to creating wealth. I wasn't worried about topping up $300-$500 monthly to keep the property, as I implemented safety buffers for tough times like rising interest rates.
