The Exit Strategy

The concept of an exit strategy was foreign to me early in my property journey. My initial, passive strategy was simple: acquire several properties, let them grow over time, sell as needed to pay off debt, and live off the rental income.

The goal was to build an asset base that grows with time while maintaining consistent debt levels, allowing properties to pay themselves off without dipping into my pocket. As the portfolio doubles and triples with time, I can start selling to reduce debt and generate passive income.

I've focused on capital growth, knowing it's key to creating wealth. I wasn't worried about topping up $300-$500 monthly to keep the property, as I implemented safety buffers for tough times like rising interest rates.
